What is a conservation area?
Conservation areas are set by individual local authorities and are usually areas that feature special architectural or historical interest. The appearance of these areas are more desirable to preserve or enhance for future generations.
If you live in a conservation area, it is always best to check with the local authority prior to starting any project as with starting a project without the right consent can cause further issues including facing enforcement action later down the line.
For clients seeking consent with a listed building or structures the planning process is more stringent and usually requires additional reports to support the application.
Key differences for projects located in conservation areas include:
- Permitted development rights that usually does not require planning consent is more stricter than projects outside of conservation areas.
- Any new development including outbuildings must preserve or enhance the character of the area.
- Satellite dishes are not permitted to be installed on chimney stacks or roof slopes on the principal elevation (e.g Roadside facing without consent)
